PROPERTY: All those TWO(2) parcels of land in the 2nd Election District of Caroline County, consisting of: Parcel One (Deed Ref. 117/563 - Tax Map 19, P. 19) is a farm containing 207 Acres, more or less, with 3 ponds, a home and other improvements; and Parcel Two (Deed Ref. 875/139 - Tax Map 19, P. 122) is separate build able lot with improvements, containing 1.68 Acres of land, more or less, originally subdivided out of Parcel One (farm) in 1977. Both Parcels have validly existing, separate rights of way from the public Whiteleysburg, Rd. Both Parcels to be offered together, for one bid, only.

TERMS: A deposit of Sixty Thousand Dollars ($60,000.00) by cash, cashier’s or certified check will be required at the time and place of sale. The balance of the purchase price shall be due at settlement which shall be within Forty-five (45) days from date of sale. If purchaser fails to go to settlement, the deposit shall be forfeited. The successful bidder will be required to sign a contract of sale containing the following terms: Buyer shall pay all recordation, transfer taxes and Agricultural Transfer Tax. Buyer shall pay for title examination, title insurance (if required) and all attorney or settlement fees. The property is sold in "AS IS" condition WITHOUT WARRANTIES of any kind by either the Seller or the Auctioneer. Seller has no knowledge of any environmental hazard, housing code or zoning violations: however, the property is sold subject to any such currently existing condition, problem or code violation, and the Buyer shall be responsible for bringing the property into compliance with codes. Taxes and other public charges shall be adjusted to date of settlement. Lead paint inspection is the responsibility of the Purchaser. Seller reserves the right to accept or reject any or all bids: however, it is the Seller’s intent to sell said property.
