TERMS: A deposit of Twenty Thousand ($20,000.00) dollars by cash, cashier’s, or certified check will be required at the time and place of sale. The balance of the purchase price shall be due at settlement which shall be within forty-five (45) days from date of sale. If purchaser fails to go to settlement, the deposit shall be forfeited. The successful bidder will be required to sign a contract of sale containing the following terms: Buyer shall pay all recordation, transfer taxes, title examination, title insurance (if required) and all attorney or settlement fees.
